FAQ’s for EKAANT FOREST HOMES

A1. Ekaant Forest Homes is a Gated Community Project of FREE HOLD Residential & Commercial Plots. However, we sell a package deal of PLOT + CONSTRUCTION (Independent Studio Cottages & Bungalows, Twin Cottages, Row Houses etc.)
A2. Ekaant Forest Homes is located in Village- Jamsut, Taluka- Guhagar, District- Ratnagiri, State- Maharashtra, INDIA. Click Here to get the directions & distance from your location to EFH.
A3. Following are the approximate distances & drive time:(Drive time will depend upon the number of halts taken, traffic & road conditions.)
  • 270kms from Pune & drive time is about 5hrs to 6.5hrs .
  • 290kms from Mumbai & drive time is about 6hrs to 7hrs.
  • 180kms from Kolhapur & drive time is about 4hrs to 5hrs.
  • 325kms from GOA & drive time is about 8hrs to 9hrs
  • 40kms from Chiplun & drive time is about 1hr.
  • 75kms from Ratnagiri & drive time is about 2hrs.

  • A5. Maximum span of 6months is permitted for starting the construction from the date of Agreement to Sell of the Plot. In this case, you will have to pay 100% plot amount + 10% of the construction contract at the time of executing the Agreement to Sell & signing of Construction Contract. If the construction is not started in the stipulated timeframe, price escalation for the construction contract will apply. In an event, if you choose to sell the plot to a third person without starting the construction, the following terms & conditions will apply:
  • You will forfeit the 10% advance paid at the time of signing of construction contract.
  • All the then prevailing terms & conditions, rates & designs of construction will have to be accepted by the new buyer.
  • A6. " YES, however you will have to pay additional charges for getting your design approved from the governing body. Also, the offer/contract value will vary depending upon your design.
    A7. Yes. Depending upon individual Income Tax Returns & CIBIL reports, the rate of interest & tenure of the loan will vary. Loans approval & disbursement will be at the sole discretion of the financial institutions.
    A10. There are 3 types of Non- Comprehensive Maintenance charges as under:
  • Common Maintenance Charges (PAYABLE IS MANDATORY)
  • Individual Plot Maintenance
  • Bungalow / Cottage Maintenance

    A13. Yes. You can rent out the cottage/bungalow as “Home Stay Guesthouse”. However certain permissions need to be taken for doing this. Ex. Gram Panchayat NOC, MTDC Bed & Breakfast license etc. We can assist you for getting these permissions.
    A14. No. However we can assist you to promote the cottage/bungalow via our portal www.ekaanthomestays.com Nominal yearly listing charges will apply. We also have customized “Revenue Sharing Offer”, however kindly contact Mr. Ajay Salvi on +918550997117 for more details.
    A15. Yes. We serve LOCAL Veg & Non-Veg Cuisines. However, the restaurant facility is only for Resident Guests & not for walk-ins.
    A16. Yes. We have the following facilities in the project:

  • Outdoor: Badminton, Box Cricket (Under Development), Swimming Pool (Under Development)
