Having made the Principal Objective of this project clear, we would now like to invite you for investing in purchasing OPEN PLOTS in Phase 3 of the project @ Rs. 300/- per sqft. only

We are currently taking Open Plot Bookings at the following Rates & with the Terms & Conditions as under:

Token Amount – Rs. 11,000/-:

By paying this amount, the potential customer locks in the said plot for a period of 1 month (from the date of paying the token amt.) In this 1-month period, the customer is to come and do Overnight Stay site visit. The Customer will be allotted a Studio Cottage for staying overnight + Dinner & Breakfast (for 2 Adults & 2 Children).

In a rare possibility of the customer refusal of investing in the plot after the site visit, then, out of Rs. 11,000/- paid as a Token Amt., we will deduct Rs.4500/- towards the lodging, food & beverages expenditure (calculated @ Rs.1500 per adult & Rs.750 per child) & refund back Rs. 6500/-

We will be taking up-to 3 TOKENS on the same plot in a circular “First Claim” basis till the plots Agreement is registered.

Hypothetical Example & Assumption:

  • Potential Customer no.1 pays the token on Day 1. He has a period of 30days for closing the deal from the date token amount paid.
  • Potential Customer no.2 pays the token on Day 2. He has a period of 30days for closing the deal from the date token amount paid.
  • Potential Customer no.3 pays the token on Day 3. He has a period of 30days for closing the deal from the date token amount paid.

Assumption 1. Now assume that the Customer no. 1 has come for a Site Visit & the deal is finalized by him by making the further payment as per schedule, then the balance 2 Customer’s will get their 100% refund back or they can choose to block or buy other available plots.

Assumption 2. Now assume that the Customer no. 1 has come for a Site Visit & has refused to go ahead with the deal. In this case, the Customer no 1. Claim will be cancelled; he will be paid his balance amount as mentioned above & the Customer no.2 will be asked if he / she / they would like to go ahead with the finalization of the deal.

This circular claim method will be repeated till the said plot is sold.

50% ON AGREEMENT TO SELL

To be paid in 15 days after confirming the deal & by registering the Agreement to Sell.

40% ON COMPLETION OF COMITTED DEVELOPMENT

(As mentioned in Agreement to Sell)

Balance 10% minus the initial token amount
